What is it about new build estates attracting these type of people? Mine is exactly the same.
My only guess is that it could be people who have moved from further afield and don't have friends in the local area. That's my only guess, really. I see the point in being friendly-ish to your direct neighbours because you never know when a parcel may get dropped to them and vice versa. I just don't understand why I need to know someone who lives on a different road on the estate. Just because we live in the same vicinity doesn't mean I want to get to know you or we have things in common.
I just let my partner deal with them all.
Edit: My pet peeve at the moment. There is someone, again overly friendly probably not a bad human, who has recently had a new baby. He's out walking it each morning, no biggie, but some mornings he'll literally be outside of my door as I walk out to go to the car and then he just wants to chat. GO AWAY! I've not even had a sip of coffee yet. He also
always sits on his front garden and socially ambushes people as they walk by for some inane small chat.

not an *******. Honest. I'm just someone who likes to keep himself to himself and not cause any bother. it's just I absolutely loathe pointless social interaction. I find it mentally draining especially when I can tell you don't really care.
A long time ago I was talking to an immigrant from Sweeden or somewhere like that. She found it really hard to get used to the British way of asking "hey, how's it going?" really just meaning "hello" and not really asking how your day was. It seems everyone on my estate has lost the ability to ask "how's it going" whilst keeping it moving.
