they are unlocked after you get so many citizens, if you have no tools to make the required buildings then you can buy them off the AI.

5 can be quite long, 6 is quite short (you have a time limit before each wave). Not sure about 7 as I have only just started it.

You have to make spices farm as well, the seeds only add the fertility for spices.

You need to have a nomad settlement.

Take a diplomat present from the main AI to the arab guy. He'll then like you enough to let you place a nomad settlement on a southern island. Look for one that has spices fertility. Build the settlement, build a spices farm. Voila. You might need to use a water building to water the area. These run out so watch them.

Have you tried passive trading rather than just sailing a ship to someone elses warehouse?
