Bathroom ceiling caved in

Have you had the textured coating tested for asbestos? Being damp and a relatively low--risk material it shouldn't be too much of an issue but the extension age is right for it potentially containing ACMs.

geez that whole room needs gutting. looks minging.

I suspect the whole extension is rotten to the core and will need to be completely rebuilt, this goes far further than just a bit of re-felting, really it does!

And no, I do not want to seem mean, but really!:confused: Insurance should not be expected to cover for neglect on this scale, really it shouldnt! You should do the honourable thing and bite the bullet and stump up for that yourself. :cool:
 
There are several reasons this happened and they are all mostly visible from the pictures. Damp wood, mould, extractor fan blocked with black stuff. Of course the moisture that comes from the usage of the bathroom.

There seems to be two ceiling up. I'd say the visible ceiling is safe as the plasterboard looks modern ish but the ceiling underneath is probably original which also has textured finish on it.
 
Honestly That is truly minging, the dirt on that extractor and the mould. Bare lightbulb, artex ceiling. Wow.

Get the exterior roof fixed first though, you need to understand why the room is so damp or this will happen again.
 
I've been planning to redo my bathroom for a while now as I thought it was horrible but judging by this it is good for another 20 years! Get the roof sorted, get some insulation and ventilation and then redo the bathroom!
 
Dont just get it re-felted, its likely that the joists are knackered anyway if they have been soaked for a long time. Look at using an insulated single ply membrane and never have to worry about it again. Felt if you are lucky will last 10-12 years and isn't that much cheaper anyway.
 
Got someone coming round to look at it and hopefully get whole roof refelted asap.

That's if the guy turns up. Said he would be here in 20 minutes an hour ago. First guy I phoned couldn't come until later in the week.

I hate tradesmen.

Together with your drains and this roof I hope you saved some of that money.

Yeah I'd expect that needs reroofed completely, all the timbers look knackered.
As above, hope there's a few k left of that 25!

Still waiting for that 25 to come through!

Yeah well can't afford to pull down whole extension and rebuild. I'm selling up next year anyway.
