The nervous wait to exchange....

Okay so yeah no to that small 2 bed.
The owners have no idea who owns the solar panels, installed by a friend and the company went bust. They have tried calling energy companies but there is no proof of ownership or paper trail, there is a meter in the loft but they can't do anything with it.
Lots of little things, the "refurb" has been done quick and dirty lots of issues in all rooms with cracking and pealing away.
Also the size, felt claustrophobic, take 3 steps and your from the front wall right into the narrow kitchen.
Back to the hunt :(
Defintely one to avoid especially if it's a cheaped out refurbishment. Probably was on one of those 60 minute makeover programs recently.
 
The listing and the way its described is very misleading compared to in person. They also said before going that the panels are fully owned but admited they have no idea when questioned how they are connected up.
The driveway was nice (not just rocks) fully laid down concreate and sealed and the bathroom was in good nick, but everything else....hack job.
 
Do you think surveyors put a lot of people off from buying due to their way of listing things and covering their own backs?

I ask as a mate of mine has just had the results back from a survey on a property he likes and he is very anxious about some of the points raised.

I have seen the survey and its incredible how the surveyor goes about writing it!

My surveyor complained that there is damp in the external side of the property and to get a DPS to check it out but other then that. Not much to complain about
 
Normally should be 4 months from initial enquiries to completion.
Mortgage offers are usually valid for 6 months...I would lock in an offer now before any further impending rate rises (I got a 50% LTV @ 2.35% for 10 years back in April).
Exchange of contracts are when the transaction is legally binding and any party can walk away at any point before then with no repercussions.
Completion is when you become the legal owner of the property and usually set at least 2 weeks after the exchange of contracts (YMMV)
Hopefully its quicker then that! Ideally want the keys by November!
 
A simple buy transaction shouldn't be more than 12 weeks. I managed that on my first FTB property including conservation area and LISA draw-down with PPL (the devil according to this sub :D)

A lot of folk have never had to read such documents before, and sensationalist news headlines have kind of programmed us to believe the worst.
 
Have any of you bought a property with knotweed in the garden?

A friend has had his offer accepted on a house with knotweed in the garden. The knotweed is towards the last half of the garden and it has a 5 year plan in place to eradicate it.

He is a cash buyer so doesnt need to worry about mortgage being refused because of the knotweed.

No. Having Japanese knotweed shouldn't affect your home insurance premiums. But that’s only because your policy probably won’t cover removal of the plant or damage caused by it. As stated above, if your provider asks if you have the plant on your property, you will need to tell them.


 
Well it answers the question with "No" and then qualifies it with "maybe" and then continues to qualify why it says "maybe" by saying you will be underinsured (i.e. the product you will get will be less good than what it would have been if you didn't have knotweed).

If it had simply said "Maybe" and then qualified that the policy may cover less (but you pay the same) or you need to pay for specific knotweed insurance, then I'd have been happier :)

Ah, yes, i see. Lol

Knotweed doesnt stop u from getting house insurance but, u cant claim if you have damage caused by knotweed
 
I would be walking if JKW was present on the property, herbicides merely control, not eradicate JKW from what I've read. You need to fully excavate the affected area.

Modern chemicals can eradicate it these days.

Doesnt bother me in the slightest.

I had it in the front garden of my first house 30 years ago. I just dug it out. Never came back. Didnt declare it when i sold the house as it wasnt even on the property questionnaire.

Plus new ways of tackling it too. Electric is one. Check it out.
 
Went for a 2nd viewing on the property I'm in the process of buying and the EA only allowed us 30mins...

We wanted to take measures of our own of each room and we had a family member who's an architect with us.

Managed to measure most of the rooms but some inconsistencies as we was in a rush.

Might have to book again.

We wanna get my electrician and a guy who specialised in gas/heating to take a look at it too but they would probably need an hour or so!

We basically wanna start doing some renovation work from the first day we get the keys (all things going well) so we are trying to plan stuff and the first port of call we wanted to do is to sketch out an accurate drawing of the place based off the measurements we got today but upon looking at our numbers. There are some stuff that don't match such as the chimney breast seeming to be wider upstairs than downstairs by more than 12 cm and the bay windows depth not matching etc lol.
 
Went in for the measuring up viewing, having not seen the place since March it’s actually bigger than I remember which is good! Had a great chat with our seller to so we’re all on the same page and aiming to exchange now on the 16th then complete on the 30th.

Also got a look in the loft which was bigger and better than expected and fully boarded out so have some scope to maybe make a usable space up there in the future.
 
We are in the market now after a house purchase fell through back in Nov, our borrowing amount has dropped though which is annoying. It feels like the top of the market now but i said that about 6 months ago too...

Did you take longer than 30mins to do the measurements?

This is what we did last weekend but we only had 30mins:(
