The nervous wait to exchange....

Getting frustrated now - it's the end of the sixth week of what should be a relatively straightforward part exchange. Mortgage has been offered, searches done, all forms filled in straight away but my solicitors still haven't asked me for any money. There doesn't seem to be any reason why we haven't exchanged yet and now the solicitors are getting a bit tetchy with each other. All good fun.

Well still haven't exchanged at the end of week 8, think their solicitor has been on holiday for two weeks and came back with yet more pointless queries that a) could and should have been asked two weeks ago, and b) they'd know the answers to if they actually read the title documents. This is such a frustrating process :mad: . At least my solicitor has been very good.

OTOH the non-legal side of things is going OK - the sales office held a get together for the people who were buying on the development, they all seem OK. I'm having a house demonstration next week which will be the first time I'll have gone inside the house. They're talking about completion on the 21st of Dec - a bit close to Christmas for my liking but I'll take it. Do not fancy moving in on Christmas Eve though.
 
Had our offer accepted on 9th of October and are still waiting for the vendors to find somewhere to buy.

Been looking in the mean time in case it goes pear shaped but not found anything as nice - gives us a chance to get on board with the Help to Buy ISA so happy to wait a little longer. Hopefully they'll get themselves sorted in the New Year.
 
We had our offer accepted in August and are finally completing on the 16th of December! After many screw ups from seemingly everyone but ourselves it has dragged on for months and we aren't even in a chain.

It's going to be good to finally move, but a pain it's happening around Christmas as we'll be away for a week and need to get this place sorted to rent out.
 
Im just going to paint a bedroom first so i can get in and not feel to time warpy. Then start the refurb of all rooms really, im going to do, bedrooms, bathrooms, hall ways, cloakrooms lounge then conservatory. Should take a good 6 months i reckon! RIP social life
 
Picked the keys up Friday and have been moving all my stuff in over the weekend. Now the hard work begins!

I want to be you right now! I've fired an email over asking my solictor if this week will be possible for exchange. Lets hope they give me good news (or even bother replying)
 
The whole process was a nightmare for me, mainly do to my buyers being an absolute nightmare. Got there in the end, it was 7 months from viewing to keys for me
 
Received an email that my solictors sent last week, but they wrote it to the wrong email address in error. They resent it to me today.

Email dated - 3rd December.

Dear Mr XXXXX,

My name is XXXXX XXXXXX and I am a Locum Solicitor.

I can confirm that I have reviewed your file. I am afraid that we will not be able to complete on 11th December 2015, but I anticipate that we should be able to complete in about 2 weeks time.

We have received some replies to the enquiries before contract that we raised and I have reviewed these. I have had to go back to the Seller’s solicitors on one of their replies.

I have also received the search results. The search reports, together with copies of the searches were sent out to you in last night’s post.

I have also had to raise some enquiries with the Seller’s solicitors on the search results.

Once I have received satisfactory replies to all enquiries, I will be able to send you my Title Report to you enclosing the Contract for your signature.

In respect of your proof of source of funds, please can you send me a copy of your bank statement showing your deposit funds in your bank account.

So things are progressing for me, but they feel slow (unsurprisingly). Can someone advise on what I should expect to happen next, based on the below? (I'm a first time buyer moving from a rental into a house):

- Mortgage approved and Solicitor has all the details
- Draft contract send to the Solicitor from the sellers
- Survey complete (all OK)
- Most/All of the searches done (Environment, Land Registry, etc)
- Instruction to the Solicitor sent regarding drawing up a Declaration of Trust
- Fixtures and Fittings report recieved and agreed, and we have confirmed we will buy a couple of items offered for sale.

Am I right in thinking that the next stage is for the Solicitor to send us the drawn up Declaration of Trust document to sign, and the Contract, or does the Contract require the Declaration of Trust to be setup first given it defines ownership percentages? Or is there other things that need to happen? I'm guessing I need to sort Buildings Insurance pretty soon?

I'd rather not just blindly chase the Solicitor, and instead be able to chase based on knowing what he should be doing.

Then I need to push the soliceter through for the serches there

No idea on any declaration of trust as my application is a solo one (wife not on my cos she is being made redundant in March and cannot be added)

As for insurance, I suggest you get quotes now, ready to accept for exchange date.
