Yeah we have quotes, we just need to pick one and accept it. This needs to be in place when we sign, doesn't it?

It depends on the mortgage provider, Nationwide require it from exchange date. I hope you have looked at quidco to get cashback, you can earn up to £120 from quidco :)

Well thats that. Sellers Agent just phoned to say they are pulling out. They have had issues come back from the survey on the house they are buying and are saying they don't think they will find anywhere else soon. Personally I think they have realised that house prices are moving so fast that they will get another £20k for it if they advertise again in a few months.

Back to square one, £1,000 down the pan. Screw this tbh.
 
Awww man! I feel for you. It is unbelievably frustrating. The system does suck, people shouldn't have to worry about losing whacks of cash if things fall through.
 
Tbh thats pretty much nailed me into Rental forever now. We have been looking to buy for 2 years and seen house prices rise from about affordable into pretty much out of reach. Prices are rising at 7% while our savings are getting 2.4% max.

We were at the limit of what we could get from the bank plus all our savings plus an assumed amount extra (which we have scraped together) to make it up to the offer we put in on this place at £5k below asking. I guarantee that when it goes back on the market next year it will be another £20k or more above the previous asking price, because thats what the market is moving at.

I can't afford to buy where I want to, and the GFs in a dream job she loves. I can't ask her to move, so were just going to be stuck in Rental forever.
 
I think the government should put a policy in place whereby any sales once an offer is made etc are bindingor that the other party is liable for costs if they pull out or you can pay a nominal fee to cover for the other party pulling out to save you losing loads of cash.

Because things like this are a nightmare and can be risky.

I agree, but you would need to put in place some added surveys and things prior to advertising. The sellers have pulled out because they have had some issues come back on the survey of the place they are buying. You can't lock people into a sale without providing this sort of thing up front, otherwise you could be locked into buying a house that turns out to be a dud.

Isn't there any other option's? I don't know the market down there

We have been looking for 2 years as we have been screwed by 2 landlords meaning we have had to move and be tied into 6 or 12 month contracts which obviously delay things. The problem is the market is accelerating faster than we can keep up so what we want to buy is getting further and further out of reach. We have already had to drop from 3 beds down to nice 2 beds, and may have to now lower our target further. It's impossible to keep up in a market moving at 7%, and I can understand why sellers arent keen to hang on to offers for long. They could re-list the house tomorrow for £10k more than we offered and it would sell.

As much as I wish I was down in London ish why - the pay grade for my line of work is neigh on double to teble what I'm on up here - I can afford my own place up here - I couldn't down there :(

Sounds silly - looked at residential caravan parks? I know it has aslight stigma but it's your own place and some of them are actually really nice?

my mum just exchanged yesterday on a 500k house, there was 4 in a chain she was the 3rd in line moving into the 4th house who was moving into a empty.

It amazed me how unstable the chain was at completion it got moved 4 times due to funds not being where they should.

It also amazed me that moving day for everybody is on the same day. Must be some fall out from that if sombodys slow to move etc ...

When we bought our first home we moved from rented into chain free, so made life very easy
 
I have emailed my solictor for a quick update.

The reply I got was

Hi Lee,

The Tile Report (enclosing the contract etc was sent out to you in the post on 9th December.

I am still waiting for the Seller’s solicitors to reply to the enquiries. You may want to ring the estate agents and ask them to chase the Seller’s solicitors.

so glad we've got a single link chain this time round - the lack of planning or building regs on the 10 year old extension that's just come up is a bit of a nightmare though :( Amazingly the vendor didn't get that checked when they bought!
 
Well step's closer on completing mine

House is Freehold :) so I have to ask me If I can do any extension's or mod's to said house.

Outstanding is the Solicter searches and the Mortagage Survey

Survey is booked for tomorrow so should get completed next week for that side - then the soliceter side by the middle of the week after.....

The scariest thing I ahve is the a big visit tomorrow - With my dad seeing the place to check it from his view.............. that's making me more nervous then any other.

Oh and I need to let my Grandma know that I'll need her details very soon!!

If it's over 10 years old it really shouldn't be a problem. Unless it's massive it probably wouldn't have needed planning anyway and after that long building regs isn't really a concern.
