FYI the first part isn't necessarily correct even if not married. Someone in an unmarried relationship who has been paying towards the mortgage can AFAIK still have a claim on the property too even if it's not in their name.

It doesn't sound like something she owned before the marriage either though presumably she's been paying the mortgage since the separation if OP is only finding out about this now.

Why haven't you started divorce proceedings? That will cover everything and give you some certainty (before she spends it all/ties it all up)

See a solicitor, not general discussion mate.

No two cases will be the same so it’s best to get a professional in.

If you have any friends who are solicitors, have a friendly chat with them.

Try citizen's advice.

Look at the money you have given her over the years/ old emails etc and ask yourself whether you can convincingly argue that you paid into the house.

You really need proper legal advuce- and that will cost money.

But seriously, looks like it's going to be an expensive unpleasant fight. Because if this was amicable I'm sure a GD thread wouldn't be required.
