Either way that's tiny. Not even longer than a party sausage.
Eldest moved out went to live with his grandparents lovely people.
Middle daughter lives with me for the last 14 months.
Oh and she has been claiming the benefits for all the kids while she not had them. The eldest moved out from her 3 years ago too.

probably a REALLY stupid question but.......... have you approached the Ex and politely reminded her you are still married and part of the house belongs to you............ but that maybe you could come to a fair arrangement without involving solicitors.
you could make it clear you are about the get the ball rolling but you are just trying to sort a scenario where you dont both lose by a middle man taking all the money.
